At the end of 2021, Abland Property Developers was excited to announce the start of construction at one of its flagship projects, the Rubik, on the corner of Riebeek and Loop in Cape Town’s in-demand city bowl. This dream location, a few blocks from the Cape Town International Convention Centre and with views of Table Mountain out across the bay, the Rubik was touted by many as one of the Mother City’s most impressive and anticipated developments. Its tall and shiny glass façade, set against Cape Town’s natural back drop left most thrilled about what can emerge from the ground when the right developer is at the helm.

Cape Town remains a hot spot in the sub-Saharan Africa property industry, regularly labelled as one of the world’s most attractive tourist destinations, popular with the latest semigration trend for those moving out of other parts of the country in search of government service delivery. Importantly, supply and demand are also mismatched. Developers are desperate to build to meet the demand from the public, but the space is limited. From the mountain to the sea, little zoned land remains that is not already owned or under development. This pushes up the price, and the country has been in a high-interest rate environment for some time.

With the Rubik, Abland has understood the brief and has delivered luxury in the very heart of the city, priced correctly, much to the delight of tenants, owners, and the city. In February, the company announced that just one penthouse remained on the market, and in November 2024 an agent event was held where top professionals from across the Western Cape were invited to the Rubik to get a feel for the special site.

The 27-story icon is home to various-sized apartments, penthouses, and office space. The location is superb and offers investors access to everything Cape Town has to offer, opening up the winelands and the rest of the Western Cape. For businesses, modern and state-of-the-art spaces offer enviable working environments for those seeking office space up to 5000m2.

PARKDENE BOULEVARD

East of Johannesburg, in Boksburg, Abland recently celebrated another milestone after officially opening Parkdene Boulevard, a 33,000 m2 retail space anchored by Checkers Hyper, Dischem, Edgards, and a range of other well-known brands. In a similar vein to the Rubik, Abland is pushing the amazing location of this asset – right in the middle of Boksburg, on the R21, and alongside residential and educational centres.

“We are proud to announce the grand opening of Parkdene Boulevard, Boksburg’s newest and most exciting retail destination,” Abland said. “After 18 months of redevelopment, we celebrated this milestone with an unforgettable weekend of live performances by local schools and musicians, a ceremonial ribbon cutting, and a warm welcome from the community.

“Spanning 33,000 m2 and featuring 90 well-known tenants, Parkdene Boulevard offers a curated retail experience alongside exclusive brands and four convenient drive-throughs. This modern retail hub has been designed to cater to the evolving needs of Boksburg’s residents.

“Thank you to our Partners, Professional teams and everyone who joined us for the grand opening,” the company added.

With nothing else like it in the East Rand region, this modern retail centre will be more than just a landmark for shoppers. “This exciting redevelopment will breathe new life into the local community. We’re not just building spaces; we’re enriching lifestyles,” says Abland.

PACKED PROJECT PIPELINE

Abland is an expert across multiple industries and has been developing in South Africa for decades. The company says that it “continues to shape the South African landscape for the better with prestigious mixed-use precincts and premium office, retail, industrial and motor spaces”. This is why so many are so happy to see the company thriving. Currently in development, Abland has a number of perfectly positioned projects that will create further opportunities for communities.

In Durbanville, the Groot Phesantekraal View project is well underway. This 30,000 m2 mixed-use development is transforming the area, bringing convenience shopping to the local community.

Currently under construction, the development is expected to officially open in July 2025 and is expected to house McDonalds, Checkers, Woolworths, PEP, Sorbet, Clicks and much more.

In Cosmo City, the Lion Pride Shopping Centre has broken ground and is moving along nicely. Confirmed tenants already include KFC, Shoprite, Mica, and Steers, and Abland is extremely excited about the impact this centre will have on the area.

“Lion Pride Shopping Centre will soon emerge as a vibrant landmark just a stone’s throw away from Malibongwe Drive and the bustling N14 highway. Amidst the whirl of development and growth in this rapidly expanding area, Lion Pride is poised to become the heartbeat of this dynamic and evolving landscape, and a beacon of convenience and community,” the company says.

“This is a pride-worthy milestone, and we’re honoured to join forces with our trusted partners, Cosmopolitan and Central Developments, to bring this majestic project to life.”

Similar progress is underway in Pretoria where Abland is aggressively pushing through its 6500 m2 Penta Motors headquarters. This site will be home to a Suzuki dealership and is being designed and built with environmental sustainability in mind. In busy Zambezi, ‘revving towards sustainability,’ an architectural marvel is set to rise at the corner of Sefako Makgato Dr and Avocet Avenue, Montana Park,” Abland says, adding: “This marks the beginning of an exciting journey of innovation in the motor industry.”

All of this success is testament to the forward-thinking nature of the business, which was highlighted at the 2024 South African Property Owners Association (SAPOA) Awards where Abland claimed three prestigious trophies for outstanding performance in the sector. The company was lauded as the winner in the Corporate Office Development sector for its Avbob project in Centurion, and as the winner of the Retail Development and Overall Heritage Award for the Eyethu Shopping Centre in Soweto.

“Thank you to everyone who has contributed to making these achievements possible. Together, we are breaking new ground and setting new standards for property development,” Abland said of its success.

Trusted by landowners, project owners, financiers, and government, Abland is at the forefront of development in the country, improving South Africa with each new project. Laying a foundation for generations to come is the company’s mantra, and it is certainly achieving its goal.
